Clarke and Jay Chartered Surveyors was founded in 2013 by Dominic Jay and Cameron Clarke. Having both had long careers in residential and commercial surveying they felt the time was right to provide good quality personalised expert advice that corporate organisations seemed unable to provide.

Clarke and Jay Surveyors have experience in surveying all types of property from historically important listed buildings to period, Victorian, inter war and modern buildings.

Building Survey – RICS Home Survey – Level 3
Formerly known as a “Full Structural” Survey and referred to as a Level 3 Survey by the RICS, this report is essential for Grade II listed and historically important houses. It is also suited to period property or property in poor condition. A level 3 Building Survey is also recommended if you intend to renovate, alter or extend the property.
RICS Home Survey - Level 2
This survey was previously known as the Homebuyer Report. It has recently been updated and reviewed by the Royal Institute of Chartered Surveyors (RICS). The RICS Home Survey - Level 2 is suited to properties dating from the 1900’s onwards that are of traditional construction and in reasonable condition.
RICS Valuations
There are many reasons why you may need a Valuation and we at Clarke and Jay Surveyors can provide RICS compliant “Red Book” valuations.
Our RICS Registered Valuers can help with any market valuations including valuations for help to buy schemes and shared ownership. We also provide valuations for tax purposes including probate and capital gains tax. Our services also include valuations and advice for Charities and valuations for matrimonial purposes.
Our team can also provide Insurance Reinstatement Valuations. When you come to insure your property the insurer may ask you for and an insurance reinstatement valuation. This is particularly important with historic buildings or unusual properties on hard to access sites. Clarke and Jay Surveyors can provide expert advice and accurate assessments to ensure adequate cover and reduced premiums.

New Build Snagging Survey
You would expect a newly built property to be perfect. Unfortunately, new properties often have faults and some have serious defects. Our team often find more that 100+ defects when carry out snagging reports on new build homes. The Snagging Report identifies defects, poor workmanship and incomplete work.
If you are buying a newly built home a snagging inspection is important as it can save you money and disruption in the long term. It also ensures you get the good condition home you were promised and paid for. The snagging inspection will identify snag defects to ensure your new home is up to the desired standard. Our comprehensive inspection includes external elements, internal elements, services, outbuildings, landscaping and boundaries.

Help to Buy Valuations
The Government have provided support and assistance to help people to own their own home. These include the Mortgage Guarantee Scheme, Help to Buy Equity Loan Scheme, Shared Ownership Scheme and the Right to Buy Scheme. These schemes require an independent RICS Registered Valuer to provide market valuation reports when you decide to sell your property or make changes in the amount of property you own.
