RICS Surveys
With over 30 years of experience, our staff have the expertise to advise you on the right type of survey to meet your requirements.
• RICS Level I Condition Survey
The very basic survey. The report tells you what is wrong with the property but gives no further information.
• RICS Level 2 Homebuyer Report Survey
Like a Condition Survey but gives a ranking of urgency of repairs likely and can also have a valuation of the property included.
• RICS Level 3 Building Survey
• The most comprehensive survey. This not only indicates all maintenance and repair issues that a property may have but explains about the likely timeframe within which maintenance and repair works are required and will also explain why repairs are needed.
Party Wall Awards
You must appoint a surveyor if you and your neighbour cannot agree on undertaking any works directly on a shared party wall. Our team can prepare a Party Wall Award to resolve such disputes. We can also represent adjoining building owners if they enter into a dispute with their neighbour regarding Party Wall Works.
Valuation Services
All of our Surveyors are RICS Registered Valuers. This means that the company can provide a valuation for your property or the property that you are considering buying. As this service is closely regulated by the RICS you can be assured that you will get a high-quality service.
Landlord Services
• Lease Dilapidations
All of our Surveyors can represent clients in dilapidations and schedule of condition instructions. A dilapidations survey is generally undertaken towards the end of a lease or tenancy and is used to assess the current condition of a building and gives an indication of what is required to return the building to its original condition.
• Schedule of Condition
A schedule of condition creates a permanent record of the current condition of a property. It is commonly required in lettings and party wall awards and can be prepared for both residential and commercial properties.
• Boundary Disputes
It is crucial to know the correct boundary of a property as uncertainty over its physical extent may affect many aspects of ownership including physical use, rights to repair, maintenance and access to the land. Resulting disputes about boundaries can lead to costly legal action being taken so it is important to have accurate information.
Drone Surveys
Atherstone St. James are Licenced Drone operators. Ideal for those hard to see areas on roofs and chimneys. Perfect for listed buildings.
Historic Buildings Services
Our team specialise in the surveys of historic and listed buildings throughout the UK. Historic properties can be complex and alterations to them will require listed building consent. We can guide clients through the process of purchasing and maintaining historic properties so that the character and structure can be preserved for years to come.
