RICS Consumer Guide: Home Surveys
A home is likely to be the most expensive purchase most people ever make. As an owner you will benefit from expert advice on the condition of your property – whether you plan to live in it, rent it out or sell it. By commissioning an RICS Home survey you can feel assured that the service you receive is impartial and reliable.
In an RICS Home survey, an RICS professional conducts an in-depth visual inspection of the property. Their report provides an expert account of the property's condition and highlights any problems in clear and easy to understand 'traffic light' rating.
Different homes require different types of survey. The information below summarises the common survey levels for each property type. However, you should always discuss your requirements with your surveyor who will be able to advise you further.
RICS Home Survey level one
Describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects. It uses simple ‘traffic light’ ratings to clearly identify the condition of the key elements of the property. Typically, the lowest priced of the surveys, it is aimed at conventional properties and newer homes.
